  • "Other Party" deal analysis? This is a concept most realtors have no clue of and will shy away from but we hope you push them because it may make or break your next deal. Before we explain what it is we have to take a step back.

    We started this site because all of have been in credit, finance, sales, or management since 1978. We have seen thousands of sales and we noticed that two people making the same amount of money can have different lifestyles. How well they knew how to get deals on what they spent money would have one family livng well and the other paycheck to paycheck.

    In the battle of real estate negotiation there are some things you share and some you don't. Another rule is you may find better tools than the next (better financing, better appraiser, inspector,etc.)guy. Now if two buyers are competing for the same home then your wouldn't be fired up fo ryour realtor to share your set up. But if the other side of the transaction would benefit then it could make the deal.

    Therefore, the concept of "other party" deal analysis is this- help the other side if it makes your deal better.  An example? We had a client that was selling a house and a realtor brought an offer. It was too low and that is the way the game is played. But after time and time again of going back and forth the buyer and seller couldnt come together on price. They were $32,000 away.

    Under one of our group's instruction, they reviewed the buyers offer which had the terms of their financing. They found that the rate they had was higher than the financing sources the seller had and the sellers finance source had a flex loan that the sellers or the seller's agent didnt know about.

    By getting them approved under the sellers team made the deal because the payment was $50 lower at the higher price.

    This is just one situation but realtors that practice this will make deals that otherwise would fall through escrow. If realtors give any excuse as to why they can't then remember this article and contact us.
